More homes are selling here, even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is real money on a monthly payment. And yet, the Real Estate Data Aggregator counted 802 homes sold across ZIPs 34787 and 34711 in the three months ending August 31, 2026. That is up 11.9% from the same months a year before. Buyers are still showing up.

Pending sales tell the same story. The Real Estate Data Aggregator counted 857 homes under contract, up 11.2% year over year. That number reflects decisions buyers made recently, at today's rates. Demand did not stall.

The two ZIPs tell slightly different stories

ZIP 34787, which covers Winter Garden and Horizon West, saw the Real Estate Data Aggregator count 546 homes sold, up 10.8%. The median sale price came in at $606,000, up 3.6% from a year before. Homes sat on the market a median of 42 days, one day shorter than last year.

ZIP 34711, which covers a large part of Clermont in Lake County, moved at a different pace. The Real Estate Data Aggregator counted 256 homes sold there, up 14.3%. The median sale price was $445,000, up 3.4%. Homes took a median of 51 days to sell, one day longer than last year. Clermont is a separate county with its own tax rates and Lake County Schools. Worth keeping in mind if you are comparing the two areas.

Speed and pricing: what sellers need to see

In 34787, the Real Estate Data Aggregator found that 31% of homes went under contract within two weeks of listing. That share is up 4.6 points from a year before. Homes that are priced well are not waiting long.

In 34711, that same share was 29.3%, up 6.9 points year over year. The gain is actually larger in Clermont, even though the pace is a little slower overall.

Sellers in both ZIPs are getting close to list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 97.8% in 34787 and 97.9% in 34711. Both ratios ticked up from a year before. That said, nationally Realtor.com reported that 20.8% of active listings saw a price cut in September 2026, the highest share since October 2022. Pricing right from the start still matters.

What higher rates are actually doing here

Freddie Mac reported a 30-year fixed rate of 7.28% as of October 1, 2026. The 15-year fixed came in at 6.60%. Those numbers slow some buyers down. But the Real Estate Data Aggregator data above shows that more homes sold here this period than in the same period last year, not fewer. Supply is up too, which gives buyers more to choose from. That combination, more inventory and more sales, is a healthier market than low supply with few transactions.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The median sale prices here, up 3.6% in 34787 and up 3.4% in 34711, are running close to that national pace. Prices are not falling, but they are not surging either.
