More Winter Garden listings gave buyers more room this summer
The three months ending July 31, 2026 brought more competition to Winter Garden sellers. The Real Estate Data Aggregator counted 782 new listings in ZIP 34787, up 11.6% from the same period a year before. More homes on the market means pricing and presentation matter more than they did last summer.
That rise in listings tracks a national trend. Realtor.com reported active listings nationwide topped 1.16 million homes, up year over year. More supply gives buyers options. It also puts pressure on sellers who are not priced carefully.
That pressure is showing up nationally too. Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. Buyers are paying attention to every dollar.
Prices held, and so did demand
Despite more competition, the market in ZIP 34787 did not soften. The Real Estate Data Aggregator put the median sale price at $600,000 for the three months ending July 31, 2026, up 3.4% from the same months of 2025. That is ahead of the 2.6% annual gain the Federal Housing Finance Agency reported for U.S. home prices through July 2026.
Buyers moved faster, even with more to choose from
Here is what stands out: buyers did not slow down. The Real Estate Data Aggregator found that 32.8% of homes in ZIP 34787 went under contract within two weeks of listing. That share rose 4.7 points from a year before. Well-priced homes are still moving quickly.
Pending sales also climbed. The Real Estate Data Aggregator counted 582 pending sales for the period, up 11.1% year over year. That matches the rise in new listings almost step for step, which is why supply held steady at 4.3 months.
What sellers need to know
The Real Estate Data Aggregator shows that homes sold at an average of 97.8% of list price, up 0.1 points from a year before. That is close, but not full price. Only 8.4% of homes sold above list, down slightly from a year ago. The days of easy over-asking offers are less common now.
With 782 new listings in the same three months that 550 homes sold, there are more choices in front of every buyer. That is not a bad market. It is a more honest one. Homes that are priced right and show well are still going under contract in 38 days.
