Windermere moved faster even with rates above 7%
Rates above 7% did not stop serious buyers in Windermere. The Real Estate Data Aggregator counted 33.5% of homes in ZIP 34786 going under contract within two weeks of listing, in the three months ending July 31, 2026. That share rose 4 points from the same period a year before. For sellers, that means preparation still matters. For buyers, the best homes are not sitting long.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Windermere told a different story.
More buyers closed, and they moved quicker
The Real Estate Data Aggregator counted 214 homes sold in ZIP 34786 during those three months. That is up 13.8% from the same period in 2025. Pending sales reached 215, up 2.4% year over year. Homes were finding buyers, and finding them faster.
The median sale price in ZIP 34786 came in at $879,950, up 5.3% from a year before. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% over the same stretch nationally. Windermere outpaced that by a wide margin.
Sellers got close to their asking price
The average sale price in ZIP 34786 was 96.2% of the list price, up 0.4 points from a year before. That means sellers gave up less ground than they did in 2025. A small share, 5.6%, sold above list price, up 1.3 points year over year.
Not every home sold quickly. Median days on market was 37 days. That is real time on the market. But it is 6 days shorter than the same period last year, which is a meaningful shift.
Supply stayed tight but steady
