Windermere prices kept rising, even as homes took longer to sell

Prices in the 34786 ZIP code moved higher over the three months ending August 31, 2026. The Real Estate Data Aggregator counted a median sale price of $885,000, up 3.5% from the same period in 2025. That is the headline number, and it is a good one. But buyers are taking longer to decide, and that changes how sellers need to approach the market.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Windermere's 3.5% gain outpaced that national figure. Values here held up, even as the broader market slowed.

Buyers are taking their time

The Real Estate Data Aggregator shows the median home in 34786 took 51 days to sell. That is 5 days longer than the same period in 2025. More homes were available too. Inventory came in at 269 homes for sale, up 7.2% from a year before. Buyers have more to look at, and they are using that time.

At the same time, CNBC reported the average rate on a 30-year fixed mortgage reached 7.49% in early October 2026. Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Higher rates slow decisions. That shows up in the days-on-market number here.

The Real Estate Data Aggregator shows 27.5% of listings went under contract within two weeks. That is down 3.5 points from the same period in 2025. Fewer homes are moving fast. The ones that do are priced and presented well.

Sellers are still getting close to their asking price

The average sale came in at 96.1% of list price, according to the Real Estate Data Aggregator. That is actually up 0.3 points from a year before. Sellers are not giving away large discounts. But only 3.7% of homes sold above list price, a slight dip of 0.2 points from 2025. Bidding wars are rare here right now.

More sales, but fewer new listings coming in

The Real Estate Data Aggregator counted 192 homes sold, up 7.3% from the same three months in 2025. That is a real increase in closed transactions. But new listings fell 5.5% year over year, to 222. Pending sales also dipped, down 3.5% to 193. The pipeline is active, but it is not accelerating.

Nationally, Realtor.com reported 20.8% of listings saw a price cut in September 2026, the highest share since October 2022. That is not the Windermere number. But it is the environment buyers are aware of when they walk through a home here. Pricing accurately from the start matters more in that climate.
