Windermere sales rose faster than inventory

The Real Estate Data Aggregator counted 214 homes sold in ZIP 34786 in the three months ending July 31, 2026. That is up 13.8% from the same months a year before. Inventory grew only 2.6%, to 274 homes. Sales outpaced supply by a wide margin.

For sellers, that gap is worth knowing. Buyers are still active even as Realtor.com reports active listings topped 1.16 million homes nationally in September 2026. Windermere is not sitting still waiting for the market to move.

Prices are up, and homes are selling faster

The Real Estate Data Aggregator put the median sale price in 34786 at $879,950 for the three months ending July 31, 2026. That is up 5.3% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Windermere outpaced that national figure.

Median days on market came in at 37 days, which is 6 days shorter than a year before, according to the Real Estate Data Aggregator. Not every home sold fast, but the middle of the market moved quicker.

One in three homes went under contract within two weeks

The Real Estate Data Aggregator found that 33.5% of homes in 34786 went under contract within two weeks of listing during those three months. That share is up 4 points from a year before. For buyers, that is a real signal. Well-priced homes are not sitting.

At the same time, the average sale price came in at 96.2% of list price, up 0.4 points year over year, per the Real Estate Data Aggregator. Most homes did not sell above asking. Only 5.6% did, though that share ticked up 1.3 points from last year. The market is firm, not frenzied.

The national picture adds some context

Nationally, the backdrop is more complicated. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Price cuts hit 20.8% of listings in September 2026, the highest since October 2022, also per Realtor.com. Those are real headwinds for sellers in many parts of the country.

Windermere's numbers tell a different story for the period measured. The Real Estate Data Aggregator shows months of supply at 3.9, down 0.5 months from a year ago. New listings held flat at 254. Demand absorbed what came to market.
