Winter Garden buyers are still moving, despite higher mortgage rates
CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of October 7, 2026. That is the highest it has been in a while, and it is real. But here is what the numbers in Winter Garden actually show.
The Real Estate Data Aggregator counted 567 pending sales in ZIP 34787 in the three months ending August 31, 2026. That is up 10.7% from the same months in 2025. Closed sales rose 10.8%, to 546 homes. Demand did not disappear when rates went up.
Rates are up. Winter Garden is still moving.
Realtor.com reported mortgage rates moved above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. That is the broader picture.
Winter Garden tells a different story. The Real Estate Data Aggregator shows the median sale price in ZIP 34787 reached $606,000 in the three months ending August 31, 2026. That is up 3.6% from the same period in 2025. The Federal Housing Finance Agency put U.S. home prices up just 2.6% year over year through July 2026. Winter Garden outpaced that.
That 97.8% sale-to-list figure, from the Real Estate Data Aggregator, is up 0.4 points from a year before. Sellers are not giving away much. Buyers are not walking away either.
Some homes are moving fast
The Real Estate Data Aggregator found that 31% of homes in ZIP 34787 went under contract within two weeks of listing, in the three months ending August 31, 2026. That share is up 4.6 points from a year before. Priced well, a home here can still move quickly.
More homes to choose from
The Real Estate Data Aggregator counted 772 homes for sale in ZIP 34787 during the period, up 7.4% from a year before. New listings rose 10.2%, to 721. Buyers have more options than they did a year ago. That is not a bad thing for anyone.
Supply sits at 4.3 months, down slightly from a year before. That is close to balanced. It is not a seller's market or a buyer's market in any dramatic sense. It rewards preparation on both sides.

Buyers are still out there, but they are paying attention to price. The homes going under contract quickly are the ones priced honestly. The ones sitting are not. Pricing to the market, not above it, is what moves a home right now.
